There is a growing belief that the US will shortly see better economic times, which would represent enormous possibilities for investors in USA property.

Leaving the UK to invest in USA property could be compared to jumping from the frying pan to the fire!
Now that the US dollar has strengthened by over 20 per cent (at the time of writing) against sterling, and US property prices have fallen by 15-20 per cent over the past 12 months, tipping property in USA in 2009 may be considered absurd by some.

However, shrewd property investors will be closely watching developments in the USA this year, fully aware that the surge in dollar strength during Q4 2008 was a direct and temporary consequence of the collapse of worldwide stock markets as investors ‘bought safety’ in the form of US Treasury Gilts.

The strong dollar is not expected to last until the end of 2009 and US public debt is swelling uncontrollably, with many analysts predicting a financial crisis in the US this summer, similar to that seen in Iceland in October 2007. If this happens it is likely that the dollar will be re-priced at a lower value and if prices of USA houses  have fallen by another 10 per cent by then, as is widely expected, then the US property market should be very close to the bottom during the second half of 2009.

Now that Barack Obama has finally won the Presidential election, a new wave of optimism is sweeping the nation, albeit a long road back to full recovery. But there is a growing belief that the US will shortly see better economic times, which would represent enormous possibilities for property investors, especially with Fed base rates currently at 1 per cent and even if prices of USA houses don’t rebound for several years, the US property market can be a great investment for high rental yields.

Knight Frank report: ‘There are signs of recovery in cities such as Denver, Boston, Charlotte and Dallas, although according to some measures prices fell by over a quarter over the last year in Las Vegas, Miami, Phoenix and Los Angeles. Continuing problems with accessing finance and the ongoing crisis in the ‘sub-prime’ sector continue to haunt the market.’

However, USA property is already so cheap in some cities that you can buy three and four-bedroom houses in places like Buffalo, New York for less than £20,000 but giving gross rental yields in excess of 30 per cent. These homes could be bought with cash then mortgaged when liquidity returns to the financial markets.
