New York property values and sales both improved during the third quarter of this year, reversing the downward trend recorded over the past couple of years, according to a report by the Real Estate Board of New York (REBNY).
Although REBNY president Steven Spinola is pleased with the reverse in trend, he said the trend needs to “continue for at least two more quarters before we can say with confidence that a recovery is under way.”
REBNY’s research found the number of residential properties in New York that were sold increased 35% quarter-on-quarter to 9,734 homes. The greatest rise in sales was recorded in Manhattan, where the sales volume rose 59% to 2,840 residential units, while Brooklyn saw a 27% increase to 2,102.
The apartment sector in New York is performing particularly well at the moment. Apartment sales in Manhattan are up 45.6% over Q2 to 2,230 units, while in Brooklyn, sales rose 29.4%.
The average price of a property in New York increase by 4% in Q3, with the greatest price rise recorded in Brooklyn, up 6%.
However, despite the rise in sales, the average price of a home in Manhattan dropped 5% during Q3.
