Over 1m unsold new homes in Spain

27 May 2009 There are now over a million - around 1,050,000 - unsold new-build homes on the market in Spain, according to a fresh report released by the Instituto de Práctica Empresarial (IPE), a business school that specialises in property. The majority of this residential oversupply is located in the regions of Andalucia and the Valencian Community, where there was a construction boom, following a surge in demand from overseas nationals buying property in Spain. IPE estimate that around 40% of all the unsold newly constructed residential units on the market are situated in these two regions. IPE report that there are 155,185 unsold new-build homes on the market in the Valencian Region alone. An extract from the report warns: “If the market does not come to life, and the housing stock keeps growing, by 2012 it will exceed 1.2 million empty and unsold units.” Not all parts of Spain is suffering with an oversupply of homes. In Extremadura, for example, there are only 8,000 newly built homes on the market, despite growing international demand for property in the region.
