Property in the big apple turns sour

17 June 2009 With the USA property market in turmoil, the residential sector in New York City is now looking increasingly insecure, particularly the second homes market in the Hamptons and new condos sector in Manhattan. The property market in the Hamptons, located near Long Island, has long attracted the wealthy. But a quick glance at the residential listings on property website Street asy.com shows that the average asking price of almost one-in-three of all homes currently for sale have fallen by 11%. In Manhattan, the volume of new build sales tumbled by a staggering 71% in April year on year. Many condo developers in the area have been entangled in complicated financing arrangements, and have consequently been slow to adjust to current market conditions by failing to slash property prices. With many lenders seeking to reduce their liability, a number of unsold homes currently lying empty could soon be foreclosed. “If you have a property not priced at market, is it going to sell? Something has to give,” Jonathan Miller, author of real estate broker Prudential Douglas Elliman's market reports, told the press. The housing downturn in New York City comes as the markets in other parts of the USA are now starting to show signs of improvements. Home sales in California, Arizona and Nevada have all risen in recent months.
