Savills launches new French sale-and-leaseback team

Savills is launching a new department - part of the firm’s investment division - devoted to selling property in France on a sale-and-leaseback basis, in anticipation of greater demand in 2009.
The firm believes that the French sale-and-leaseback (propriete allege) property investment vehicle, which was introduced by the French Government in the 1980’s, will grow further this year due to some of the various fiscal benefits introduced at the end of last year.
The changes, which came into force in January as part of the 2009 Budget Law, allows vendors to enjoy greater tax breaks on capital gains (16.5% against the previous 19%).

The French property leaseback scheme is particularly attractive because it allows investors to buy property (often a new-build off-plan apartment) and then lease it back to a management company for a fixed-term of typically 9-11 years. The management company then sub-let the property and in return, guarantee the investor a year-round fixed rental income of 3 to 6% for the duration of the leaseback agreement. Under the terms of the scheme, most properties qualify for a VAT rebate from the French government, while there are other possible tax advantages with the scheme, once the property has been built.
