Alicante property accounted for 20 per cent of all foreign property sales in 2006 and 25 per cent of the region’s 1.7 million residents are from foreign shores. The current slump makes property in Alicante province ripe for bargain-hunters. Demand for Alicante properties is also shifting away from renovation standalones to safety-in-numbers new-build Alicante properties, with leisure facilities on tap, and purchasers increasingly looking for ways to offset the running costs of their property in Alicante through rentals. Investment wise, the 40-year staple of intensive development around Benidorm has more recently been eclipsed by luxury residential developments and rural restorations near the Marina Alta. However, purpose-built resorts like Guardamar, La Marina, Santa Pola and Gran Alacant still sport a stock of inexpensive Alicante properties. Head north of the city and high-rise property in Alicante is less in evidence. The majority of second-homes are pocketed around the upmarket resorts of Calpe, Moraira, Javea and Denia. Those who favour peace and quiet often buy property in Alicante in the Orba Valley, where sea breezes take the edge off the summer temperatures. Growth, until recently, has been phenomenal at around 15 per cent per annum. Low-density property in Alicante complexes near the coast are also attracting growing numbers of younger buyers, due to their high-quality build, superior landscaping and a feeling of exclusivity, backed by members’ only on-site leisure facilities. Venture away from the coast and the quintessentially Spanish towns of Alcalali, Benichembla and Parcent in the Jalon Valley, bring a wider choice of self-build Alicante property with nature on the doorstep; resale prices as much as 40 per cent cheaper than on the coast.
