Koh Chang is Located 270 kms southeast of Bangkok in the Gulf of Thailand, Affectionately known as the ‘Elephant Island’ it is part of a forty seven island national park.
Koh Chang is about a three hour drive from the new Bangkok Airport and even closer to the regional airport in Trat where there is a 20 minute ferry journey to the island.
The island is stunningly beautiful with picture postcard beaches and coconut palms, white powdery sand and a handful of islands so close they can be reached by kayak.
The island was not hit by the recent tsunami as it is a protected bay in the Gulf of Thailand. Its location will also make it safe from future tsunamis as the beach is protected in the Gulf.
Koh Chang is still well over a decade behind its better known counterparts in terms of the level of development, but once a location begins to attract developers land and property prices rise exponentially. Land prices on the island have increased considerably over the past few years, estimated to be between 300% to 400%.
Land prices will continue to increase, especially beachfront, as the Island of Koh Chang is protected by law, and the majority of the island, around 70%, can never be built on and is therefore not available for development. Due to the island's National Park status, these developments are designed to complement and not destroy the beauty of the island. For these reasons you won't find mass market low budget housing projects on Koh Chang, only high quality developments.
Nirvana, Affordable Beachfront Villas - Thailand
Harlequin is offering the only beachfront villas available in Koh Chang. Any beachfront property in Thailand is very expensive; if you were looking in Phuket or Koh Samui you would pay at least £750,000 upwards. As a comparable you could use the Malaiwana development in Phuket with prices for a 3 bed villa from £1,245,000.
There are restrictions on foreign nationals buying property in Thailand. To buy freehold property in Thailand you need to buy through a Thai Company with 6 Thai nationals as directors/shareholders. To give you full control and ownership of the company and property, the 6 Thai Directors/shareholders sign their share certificate (undated) and give to the investor on the day of incorporation. Harlequin will assist with this. The set up costs are around £350.
